Maintaining the land should matter to everyone, whether it is a commercial or residential area. Whether the property is large or small, regular maintenance should be considered an integral part of keeping the structure in good condition and for efficient operations. Ignoring the maintenance of your property would only lead to expositive mistakes and costly repairs in the long run.

To reduce issues arising due to the property, it is always important that the landowner looks for the resoling the problems early. So, prepare a checklist!

Here is a checklist you can keep and refer to for your monthly or annual property maintenance.

  • Exterior walls and masonry work – Have a good look at the exteriors of your property at least once a month and look for any signs of wear and tear. Perhaps there are visible cracks or demolished areas in some corners, or those roof shingles are getting loose.
  • Interior walls & ceilings – Go inside and look for any areas on those walls and ceilings that show signs of damage due to chipping or peeling paint or water damage. Perhaps the wallpaper is getting loose, or there is a musty smell in the basement areas. 

  • Openings like doors, gates, windows - Inspect all the openings, their condition, and durability as property maintenance is incomplete without it. Doors and windows tend to lose their fit with time, and their small parts such as hinges, handles, and locks can get rusted or eroded with time, and this an improper functioning of doors and windows can only make your property more venerable to thefts.
  • Lighting and plumbing - Lighting and plumbing is another area that should be on your checklist for property maintenance services. Periodical check-ups of the plumbing and lighting system are essential to watch out for any potential signs of defects and take timely action. Plumbing defects, especially, are not so easy to locate, and one would need specialists with an expert eye for the task.

  • Fire safety equipment - With countless incidents of fires every year and hundreds of properties getting butted down due to unexpected fires, make sure that fire safety is in place in your property. If your facility maintenance does not include fire safety features, you might face fines and penalties. The fire extinguishers should be serviced, and all the crawl spaces inspected regularly.
  • The HVAC system - Get the heating and cooling system checked and inspected on a regular basis. After all, an inefficient HVAC system is one of the most common complaints of the employees working in a building.  So, ensure that inspection of the HVAC system is on the checklist if you find any problem in the line
  • The garage and fences- The next impuberate aspect on your checklist should be the garage and fences. And these should be in good working condition, secure, and weather protected. There should be no weak spots or vulnerable areas, and regular inspection can ensure that they are well maintained and meet the zoning code location requirements.
  • Kitchen and bathrooms -The kitchen and bathrooms are perhaps the most important areas or rooms of any property. What you need to look for are obstruction‐free drains, cabinets in good condition, and efficiently working appliances with approved fittings and connectors. The tiles and floors should be clean and maintained regularly.

Other points that could get on the above checklist for property maintenance could include the specific elements of the access control system, sump and sewage pumps, electrical systems, porch/decks, vehicle regulations, smoke and carbon monoxide alarms, and more. Just ensure that the existing structure of your property is checked and maintained on a regular basis to increase performance and improve looks.
